Restore Clarity, Comfort & Energy Efficiency
At Island Glass & Mirror, we provide custom window glass replacement services throughout Vancouver and the Lower Mainland. If your windows are foggy, cracked, or no longer performing efficiently, replacing the glass restores clarity and overall performance without the cost of replacing the entire window.
Bring Your Windows Back to Life
Modern windows contain two or more panes of glass sealed together to create an insulated unit. Over time, these seals can fail, allowing moisture to enter between the panes. Many homeowners assume a failed window means replacing the entire window frame. In many cases, only the sealed glass unit needs to be replaced.
➜ Save money compared to full window replacement
➜ Eliminate condensation and foggy glass
➜ Improve energy efficiency and indoor comfort
➜ Preserve your existing window frames

Frequently Asked Questions
What is a sealed unit?
A sealed unit, also known as an insulated glass unit (IGU), consists of two or more panes of glass separated by an insulated air space and sealed together to improve energy efficiency and comfort.
How do I choose the right window glass?
Modern window glass offers a variety of performance options designed to improve comfort, energy efficiency, and insulation. Depending on your home’s needs, you may want to consider:
- Low-E Coatings: Reflect heat while still allowing natural light into your home, helping improve comfort and reduce energy consumption.
- U-Value: Measures how well a window insulates. Lower U-values indicate better energy efficiency.
- Solar Heat Gain Coefficient (SHGC): Measures how much solar heat passes through the glass. The ideal rating depends on your home’s orientation and energy goals.
- Double or Triple Pane Glass: Additional panes can improve thermal performance, reduce outside noise, and increase overall comfort.
Our team can help you select the right glass configuration based on your home’s existing windows, budget, and energy-efficiency goals.
Will replacing my sealed units improve energy efficiency?
Yes. New insulated glass units can help reduce heat loss, improve indoor comfort, and increase the overall energy efficiency of your home.
How long does it take to get a replacement window?
There are several factors that can affect lead times for sealed units. Current production levels with our suppliers, specialty glazing in the window, and our own production levels will all impact the lead time to receive the new windows. We won’t know for sure until your order is confirmed and we have received an order confirmation. However 2-3 weeks is generally a good ballpark estimate for sealed unit lead times.
Do you replace broken window glass?
Yes. We replace cracked, chipped, and broken window glass for residential and commercial properties.
How do you handle installations with wooden window frames?
There are always challenges when working with older window systems. Although we try to preserve the stops on older windows this is not always possible and it may be necessary to source replacement stops.
